Fideicomiso & company incorporation for foreign buyers

Within 50 km of Mexico's coast, foreigners own property through a fideicomiso — a renewable 50-year bank trust that gives you every right of ownership: sell, rent, remodel, inherit. We structure it, negotiate the bank, and register it — or incorporate a Mexican company when investment purposes make that the smarter vehicle.

Common questions

Is a fideicomiso real ownership?
Yes. The bank holds bare legal title as trustee, but you hold every ownership right: use, rent, remodel, sell, and pass to heirs. It is not a lease.
What does a fideicomiso cost?
Expect a one-time setup (bank acceptance + SRE permit + notary) and an annual trustee fee, commonly around USD $500–$700 per year depending on the bank. We negotiate these before you commit.
Trust or corporation — which do I need?
A fideicomiso suits personal and vacation use. A Mexican corporation suits multiple properties or an active rental business. We model both against your plans in the free consultation.
